EB5 Capital launches first EB5-project of 2021: Rivergate (JF28)

“The overall pro-immigration sentiment from the current administration combined with the major progress of vaccine distribution in the United States has had a positive impact on the EB-5 Immigrant Investor Visa Program.”

EB5 Capital, one of the oldest operating Regional Centers in the EB-5 industry in the United States, proudly presents its new EB5-project. ‘Rivergate (JF28)’ is the second phase of a multi-family development, situated next to the Occoquan River in Woodbridge, Virginia. EB5 Capital is raising capital from foreign investors who would like to invest in this property and become, along with their families, permanent residents of the United States. This project is expected to create 386 jobs for U.S. workers. The first phase of the project, ‘Rivergate North’, is situated adjacent to this new development. Rivergate North was delivered at the end of 2018 and consists of 402 luxury multifamily rental apartments.Upon completion of the second phase of Rivergate, the complex will comprise 720 rental units, across 13.5 acres.Brian Ostar, President of EB5 Capital, explains, “The first phase of the Rivergate project had a lot of success and currently enjoys a 97% occupancy rate. We expect this second phase to attract equally high levels of occupancy success.”

Investing in this project

The minimum investment amount that investors need to put into Rivergate (JF28) is $900,000. Investors will take advantage of a sub-market with a growing population, limited competition, and year-over-year rent growth. The property will offer a larger living environment, as renters pursue – post-pandemic – less densely populated rental options. EB5 Capital would like to attract 21 investors. A popular reason foreign investors choose the EB-5 program is to enable their children to study at U.S. colleges and universities, and then access the U.S. job market. This project is expected to create 386 jobs for U.S. workers.

Positive impact of the vaccine distribution

Since Joe Biden became President of the United States, many restrictions on immigration have been lifted. Biden lifted the restrictions that were established early in the coronavirus pandemic and that drastically reduced the number of visas issued to immigrants.According to Ostar, “The overall pro-immigration sentiment from the current administration combined with the major progress of vaccine distribution in the United States has had a positive impact on the EB-5 Immigrant Investor Visa Program.”

The Rivergate Project

Rivergate (JF28) is a 318-unit multifamily development, with a full range of luxurious amenities. The developer of Rivergate (JF28) is IDI Group Companies (IDI), which has more than 45 years of development experience in the area.
